December 21, 2012

To: All Village At Apache Wells Homeowners
Subject : Communication from your Board of Directors

Your elected Homeowners Association Board of Directors has voted to increase the monthly payment for the Association dues on each of the 170 units by the amount of $14.00 per month. This increase is effective January 1, 2013 and should be included with your January 1, 2013 payment.

The Board’s action in raising monthly dues is to increase our reserves. As our buildings age, cost for repairs and maintenance have increased and if deferred will become a major problem.

This is only the eleventh dues increase in (16) sixteen years and is comparable to or less than similar Associations. This increase is within the guidelines established by the Association’s CC & Rs.

All Association fees are due the first of each month. There is still a late charge of $15.00 for payments received after the 15th of the month. This will automatically be charged to your account each month until payment is received.

The Annual Meeting is scheduled for Tuesday, February 19, 2013 at 7:00 p.m. Please mark your calendars NOW and plan to attend. There are two Board positions available. If you are interested, please send your resume to the office before January 14th. Your cooperation and support of the Board’s action is appreciated.

THERE WILL BE AN INFORMATION MEETING JAN. 29th, 2013 @ 9:00 AM. OWNERS AND RENTERS ARE INVITED TO ATTEND.

Sincerely,
Marian Grider, President
Homeowners’ Association Board of Directors

Chairperson: Marian Grider
Board Members Present: *Dick Warren, Ralph Maynard, Joan Hermsen, *Lee Hain
Manager Present: Jim McCann

Purpose of Meeting: Pool Covers

Discussion: Ralph Maynard met with Scott the pool maintenance man regarding the reels. After measuring the lengths of the pool and the purchased covers they discovered that there would be a 6-8 inch opening in the middle of the pool if put on from two (2) rollers on each end.

Suggestion were to: Not cover the pool

Put covers back on as they originally were.

Marian suggested trying one month without covering the big pool. (Big pool has not been covered in November either.) Lee suggested contact other pools in the area to see what they have for temperature.

Action: Board decided to leave the big pool uncovered thru December and drop the temperature to 85 degrees. Ralph will then compare the SRP bill for the past 2-3 years to get a comparison in cost of heating the pool without covering. Motion by: Ralph Maynard Seconded by: Joan Hermsen Motion carried.

Discussion: Gene Larson and Mark Gaiffe are no longer on the pool committee, leaving Bill Lanphere as the only remaining member. Dick Warren the Pool Committee liason will take charge for now. Word will go out for need of more people on the pool committee.

Discussion Regarding Internet Service: Marian informed the board that the Computer Club has disbanded for the year. They have in the past paid for Clubhouse Internet Service for the winter months the club was active. Marian suggested that the payment to COX now come out of the HOA fund for twelve (12) months. The COX bill is due and is in the name of Stanton Rickey. Motion was made to leave it the way it is in Mr. Rickey’s name and reimburse him for now until other alternatives are reviewed.
